How It Unfolded
It Started With One Phone Call
A representative responsible for Amazon Now’s real estate requirements contacted Truemont regarding a dark-store requirement. The initial requirement was straightforward: find one suitable location in the Kudasan area. But the property had to work within the company’s operational and commercial parameters — and for quick commerce, location directly supports rapid delivery within the intended catchment.
The Suitable Property With a Commercial Problem
Truemont identified a location that matched the requirement. The client had previously visited the same property. But the owner’s asking rate was higher than the level the client could approve. The property was not the issue — the commercial terms were. This created the opportunity for Truemont’s negotiation capability to become the differentiating factor.
Turning a Suitable Property Into a Workable Deal
Truemont engaged with the property owner and negotiated through multiple discussions. The objective was not simply to demand a lower price, but to bring the commercial expectations of both parties into a workable range. Through negotiation, Truemont helped bring the terms to a level the client could move forward with. Finding the property is one capability. Making the transaction commercially workable is another.
One Location Became a Network
The first transaction changed the relationship. The client experienced speed, local market understanding, negotiation capability, direct assistance and personal involvement. The requirement then expanded — instead of only one location, Truemont began assisting with additional dark-store requirements across Ahmedabad and Gandhinagar. According to the company-provided information: 11 locations were finalized, with 3 already operational.
Beyond Property Sourcing
The engagement did not stop once the properties were finalized. Truemont assisted with coordination involving legal documentation, the parties involved, owner instructions, property requirements, fit-out coordination, progress monitoring, site visits and deadline coordination — to help ensure each property progressed toward operational readiness.

After one of the dark stores became operational, concerns were raised by nearby residents regarding rider-related activity. This was no longer a property-search issue — it became a local stakeholder issue. Instead of leaving the client to manage the situation independently, Truemont became involved.
